First Home Owner Grant and Stamp Duty Assistance.

If you’re purchasing with finance, your lender will usually arrange the First Home Owner Grant application as part of the loan and settlement process. If you’re purchasing without finance (a cash purchase), we can prepare and lodge the application on your behalf as part of your conveyancing.

Where you may be entitled to a stamp duty exemption or concession, we’ll ensure the relevant information and documentation is considered as part of the settlement process and applied where appropriate.

When Should You Speak to a Conveyancer?

Earlier than most people think.

The right moment is before you make an offer, not after. Once you have loan approval in principle and you have found a property you are serious about, that is when you send us the contract.

Making an offer before the contract has been reviewed is the single most common and most expensive mistake first home buyers make. Once you sign, your options narrow sharply.

We conduct title and statutory searches and follow up anything that concerns us.

We work with your lender and broker so your funds are in place on the day.

We calculate the apportionment of rates, land tax and owners corporation fees, so you pay only for the period you actually own the property.

What We Review Before You Sign

The Contract of Sale and the Section 32 Vendor Statement are the two documents that decide whether this is a good purchase or an expensive one. The agent will provide both on request.

We go through them line by line and tell you, in plain English, what we find:

that could affect what you are allowed to build

that could stop you renovating, extending, or even adding a carport or a pool

If you have plans for the property, tell us before we review. We will investigate whether those plans are possible.

Cooling Off, and What It Actually Gives You

If you buy by private sale in Victoria, you generally have a 3 business day cooling-off period after signing. There are exceptions, and buying at auction is one of them: there is no cooling-off period at auction.

Three business days is not long, and it is not a substitute for a proper contract review. It is a safety net, not a plan.

Do first home buyers need a conveyancer?

You are not legally required to use one, but you are legally bound by whatever you sign. A first home buyer who reviews their own Section 32 is making a decision worth hundreds of thousands of dollars based on a document they have never seen before. The risk is not worth it.
